Terms & Conditions

By commissioning services from Riya Construction, the Client agrees to be bound by the following terms and conditions.
1. Quotations and Estimates
All quotes are valid for 30 days from the date of issue.
Quotes are based on a visual inspection; any structural issues discovered after work commences (e.g., hidden rot, faulty wiring) will be treated as a “Variation” and costed separately.
Written acceptance of a quote is required before work is added to our schedule.
2. Payment Terms
Deposit: A non-refundable deposit of [X]% is required to secure your start date.
Stage Payments: For larger projects (New Builds/Extensions), payments will be made in installments based on completed milestones.
Final Balance: The final balance is due immediately upon practical completion of the works.
Late Payments: We reserve the right to pause work on-site if stage payments are not met within [X] days of the invoice date.
3. Variations and Changes
Any changes to the original scope of work must be agreed upon in writing.
Additional labor and materials resulting from client-requested changes will be invoiced as a “Variation.”
4. Site Access and Facilities
The Client must provide clear access to the work area between the hours of [e.g., 08:00 and 17:00].
The Client is responsible for providing essential utilities (water and electricity) for the duration of the build unless otherwise agreed.
Riya Construction is not liable for delays caused by restricted access to the site.
5. Planning and Permissions
Unless explicitly stated in our contract, it is the Client’s responsibility to ensure all Planning Permissions and Party Wall Agreements are in place before work begins.
Riya Construction will comply with all Building Regulations and coordinate with inspectors as part of our service.
6. Liability and Insurance
Riya Construction maintains full Public Liability Insurance and Employer’s Liability Insurance.
We are not liable for pre-existing defects in the property or for damages caused by third-party contractors hired directly by the Client.
7. Completion Timelines
Completion dates are estimates. While we strive to meet all deadlines, Riya Construction is not liable for delays caused by extreme weather, supply chain disruptions, or local authority inspections.
Acceptance
Payment of the initial deposit constitutes acceptance of these Terms and Conditions in full.
